Congratulations! You’ve purchased a new home from a high-end builder – now you eagerly await the builder telling you the build is close to complete and wants to schedule the final walk-through with you. Whether this is your first high-end home or you’ve done this before, there is a lot at stake and you are interested in ‘catching’ any imperfections now, before you accept the keys, versus weeks and even months later when you enter the ‘Post-Production’ phase.
That’s what we’re here for! Construction Quality Review Services joins you for the final walk-through, noting any and all issues from the front door, to each and every room, to the basement, garage, and even the landscaping and back yard.
Then we put it all together in a report for you to review with the builder BEFORE final signoff. Each issue is identified, categorized for severity, along with comments/suggestions for how to resolve.
Isn’t that the same as the Building Inspection? Not at all. The Building Inspection, conducted by an inspector from the town is to ensure basic construction meets building code requirements. For example, the Building Inspection ensures the correct wire gauge and connections were used for all the switches, lights, and outlets. The Building Inspection makes sure the proper drain venting pipes are in place for each sink, shower, and toilet.
The Construction Quality Review picks up where the Building Inspection leaves off. Is the ceiling fixture centered over the kitchen island or where the dining table is going to be? Are there any scratches or dings on any of the appliances in the kitchen, the tile backsplash, the cabinets, or the hardwood floor? Is the shower floor pitched to the drain so there’s no excess or spills on the bathroom floor?
Isn’t the Builder responsible for making sure all those things are done? Yes, but sometimes, the Builder is only as good as the subcontractors and the Builder’s on-site representative. Face it – the Builder does want you to be happy, but he also wants the home signed off so he can move on to the next one.
It all comes down to one question: Would you rather identify each of the issues immediately during the walk-through, communicate each to the Builder and let CQRS monitor and track resolution before you take possession, or would you rather deal with the Builder’s Post-Production department after you move in and notice the issue, coordinate appointments for a tradesman to look at the problem, find a mutual date to work on it, get it resolved, and move onto the next?
